Guest licence terms · room-only, short-stay accommodation

These terms apply to every booking at Cambridge House, 9 Oak Street, Windermere LA23 1EN, whether made directly or through a booking platform. By making a booking you confirm that you have read them and agree to them on behalf of yourself and everyone in your party. No signature is required.


1. Who we are

Cambridge House is operated under the brand the INVITED (the "Host"). Our contact details are in your booking confirmation and at the end of these terms.

2. What you are booking

2.1 You are booking a private room (the "Room") in a shared house, with use of the common areas — the entrance hall, staircases and corridors — for access to and from the Room. Where a booking includes a specific bed arrangement, this is shown in the booking confirmation.

2.2 The Room is let as holiday accommodation within paragraph 9 of Schedule 1 to the Housing Act 1988. This is a short-stay licence to occupy, not a tenancy. You have no security of tenure, the Room is not your main home, and the licence ends automatically on your departure date without notice.

2.3 The Room must not be used as an address for post, deliveries, banking, medical or electoral registration, or any official records.

3. Arrival and departure

3.1 Check-in is from 15:00 on the day of arrival. Check-out is by 11:00 on the day of departure. Early check-in and late check-out may be available for a fee, arranged in advance and subject to availability. Unauthorised late check-out may be charged.

3.2 There is no reception. Access is by keypad code and key box. Your access code and instructions are sent to you 48 hours before arrival, or as soon as your booking is confirmed if you book within 48 hours of arrival.

3.3 Your room key must be with you whenever you leave the Room — the door locks automatically. On departure, please return the key to the key box for your room and scramble the code. A lost or unreturned key is charged at the cost of replacement.

3.4 Belongings left behind are kept for up to 14 days and can be posted back at your cost; items not claimed within 14 days may be disposed of or donated.

4. Guest registration

4.1 UK law (the Immigration (Hotel Records) Order 1972) requires us to keep a record of every guest aged 16 or over. Before arrival we will ask you for the full name and nationality of each guest, and for guests who are not British, Irish or Commonwealth citizens, their passport number and place of issue. Records are kept for 12 months and may be shown to the police on request.

4.2 The lead guest must be 18 or over.

5. Payment

5.1 The price is as shown in your booking confirmation. Direct bookings are paid in full at least 30 days before arrival, or at the time of booking if made within 30 days. Bookings made through a platform are paid according to that platform's terms.

5.2 The price includes the Room, heating, hot water, WiFi, bed linen and towels, and cleaning of the common areas. Additional mid-stay cleaning is available for a fee on request.

6. Cancellation

6.1 Direct bookings of 28 nights or fewer: a full refund if you cancel 14 or more days before arrival. Cancellations within 14 days of arrival are non-refundable.

6.2 Direct bookings of more than 28 nights: the first 28 nights are non-refundable once confirmed. Nights beyond the first 28 may be cancelled with at least 28 days' written notice; with less notice, the following 28 nights remain payable.

6.3 Platform bookings (Booking.com, Airbnb and others) follow the cancellation policy shown on the platform at the time of booking.

6.4 If the Room becomes unavailable during your stay for reasons within our control, we will offer an alternative of equal standard or a refund of unused nights.

7. Damage

7.1 No deposit is taken. You remain responsible for any damage to the Room, its contents, or the common areas caused by you or anyone in your party, beyond fair wear and tear. Please report any damage or fault as soon as you notice it — damage found after departure and not reported is assumed to have occurred during your stay.

7.2 We will charge the reasonable cost of repair, replacement or specialist cleaning to the payment method used for the booking, or through the booking platform's resolution process, and will tell you what was charged and why.

8. House rules

Cambridge House is a quiet, shared house in a residential street. Everyone in your party agrees:

8.1 No smoking or vaping anywhere inside the house. Evidence of smoking is charged at the cost of specialist cleaning, and may end the booking.

8.2 No pets. Assistance dogs are welcome with advance notice.

8.3 No parties, events or visitors. Only the guests named on the booking may stay in or enter the house. Breach ends the booking immediately without refund.

8.4 Quiet hours are 22:00 to 08:00. Please keep noise low at all times in consideration of other guests and neighbours. Noise monitors may be in use.

8.5 Keep the Room clean and tidy, use the bins provided, and leave nothing in the corridors or on the stairs.

8.6 Do not move furniture between rooms, interfere with the locks, alarms or fittings, or display anything visible from outside.

8.7 Follow all fire safety instructions and keep the front door closed and locked.

8.8 Do not use or bring illegal drugs, or anything dangerous or flammable beyond normal personal use, into the house.

8.9 Parking. The streets around the house, including Oak Street, are for residents' permit holders only, and we cannot provide a permit. Please use the paid public car park on Broad Street or free street parking on Holly Road. We are not responsible for parking fines.

8.10 Allow us, or contractors acting for us, to enter the Room at reasonable times and with reasonable notice to inspect or carry out repairs, and at any time without notice in an emergency.

9. Our responsibilities

9.1 We will provide the Room as described, keep the house and its heating, water and electrical installations in good working order, and not disturb you during your stay other than as set out in these terms.

9.2 We insure the building. We do not insure your belongings, and accept no liability for loss, theft or damage to personal property. You may wish to arrange your own travel insurance.

9.3 Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for anything else that cannot lawfully be limited.

9.4 We are not liable for delays or failures caused by events outside our reasonable control, including severe weather, utility failures or government action.

10. Ending a booking early

We may end a booking immediately, without refund, if you or anyone in your party breaches these terms or the house rules, or behaves in a way that disturbs or endangers other guests, neighbours or staff.

11. Privacy

Personal data is processed in accordance with our Privacy Policy and UK data protection law, and used only for booking administration, guest registration, security and legal compliance.

12. General

12.1 These terms, your booking confirmation and any house information provided at the property form the whole agreement between us.

12.2 If any part of these terms is found to be unenforceable, the rest remains in force.

12.3 These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
